Debt collection fee after I have settled my account doesn’t make sense to me, I settled the account on the 15th July 2025 only to receive a statement in August showing debt collection fee for the 16th ?? What debt because I’ve paid what was due make it make sense and it not the 1st time this happens, so I’m being punished for settling the debt I had, now that is strange The account was not yet handed over maybe I would understand but I had sent an email to Bellbouy that I will pay by August and I paid up in July. Bellbouy needs to do better, if they felt there was a fee needed to be paid they should have called me before or after making payments, this is a reap off…I don’t even appreciate getting sms because they charge for them, a statement alone is enough because it shows all the details

Our village is under the management of Bellbuoy,for 7 weeks we have sewerage water blocked up in our yards. The stench unbearable,living conditions inhumane, Bellbuoy refused to intervene and to get the developers to sort out the mess. They disputing the fact that it's not their responsibility and we just left not able to live in our homes. The smell can kill us, it's now a health issue. We don't need answers we need action,and someone to take responsibility.

I have been trying to get a hold of our complex portfolio manager. No calls are returned and no response to an urgent email. It's become a norm where you leave countless message and receive no response.

Had arrear on my account after settling it im still being charged.The notice charges doesn’t make sense to me because two (2) days before payment you sent me an updated statement and after I paid my arrears I’m being charged for something that did not reflect on the statements. Prior payment I had called to make arrangements I was still charged even when it was their office that never gave me the application form to make payment arrangements. Even when I had sent the payment arrangements form no response was sent to me to say that the arrangements was accepted or rejected and now that I have settled my arrears im told about extra charges on the 25th October 2024 whereas I paid on the 24 October 2024.

BELLBUOY GROUP, PORT ELIZABETH - BAD SERVICE DELIVERY New Horizon Village Homeowner Association/(Developer's decision) (promises from Bellbouy how efficient this process is going to be) well It is a year later and I am still waiting for the promises to be delivered. In the past month I have sent multiple emails which of some just get completely ignored by the agent working with the New Horizon Village Portfolio. From the word go, all we have had is endless problems eg. Bad communication, No breakdown of the R290 we are suppose to be paying for 2024 but there has been no service or upkeep of New Horizon Village. I am not too sure how their service quantifies the bill which they are charging for administration as the only thing that they are doing is sending statements out to clients for NON-EXISTENT services at New Horizon Village and DO NOT have the DECENCY to reply when requesting how the levy is broken down for the HOA when there is literally NO SERVICE BEING PROVIDED since January 2024.

New Horizon Village Homeowner Association/(Developer's decision) (promises from Bellbouy how efficient this process is going to be) and with the clever coaxing of the developers and Bellbouy, Port Elizabeth, the home owner's under duress voted that they represent the HOA as the developers were unable and not equipped to manage this HOA. From the word go, all we have had is endless problems eg. I give them a 10/10 for BAD communication as it has got to the stage where they just DO NOT respond on one's emails. I rate them a 1/10 for giving a NON-EXISTING BUDGET for 2024 which we are being forced to pay yet NO SERVICE is being provided. On promises NOT delivered a 10/10. I am not too sure what they are doing for the almost R30 000 bill which they are charging for administration as the only thing that they are doing is sending statements out to clients for NON-EXISTENT services and DO NOT have the DECENCY to reply when requesting how the levy is broken down for the HOA when there is literally NO SERVICE BEING PROVIDED AND THEY CANNOT ACCOUNT FOR THE LEVY WE ARE BEING CHARGED FOR 2024.

They took over on municipal property they are arrogant and rude and only stands for the developers which are also breaking rules they want to charge us for things we do not want and then we have to pay our municipal accounts and them for the same services. We had a instance where a resident got badly injured. They had security services in place where they blocked a public road and got strict instructions to remove it asap when the security was here we had break ins every week.

I have a Exco member that is harassing me and my family threatening me at my front door with violence and the portfolio manager not even interested to help or reply to my emails, just brushing it off and indirectly saying they are allowed to do it, absolutely mind blowing, but they very productive to send out rules when you overstep boundaries, when you report a incident nothing gets done I would not recommend them to any complex to manage there portfolio, all they want is your levies then they happy to move on, I had to get my lawyer involved to help me with legal steps because bellbuoy is not interested to attend to their Exco members.
