Worst Agency of all times, avoid them at all costs, very rude agents and poor maintenance. They keep billing you even after you've terminated their lease and forget your deposit completely. They are real ****bagggs.

I am writing to warn potential tenants about the appalling business practices of Monolith Estates. My experience with them has been nothing short of disastrous. Despite the lease agreement clearly stating that fair wear and tear would be taken into account, they saw fit to charge me a minimum of R1850 for painting, whereas there was no damages to walls or property. This blatant disregard for the terms of the lease is unacceptable and demonstrates their complete lack of integrity. Furthermore, their communication skills are virtually non-existent. They consistently ignore my queries and concerns, and when I finally managed to get a response, they **** and/or mix up utility charges with tenants from other addresses. It's essential to demand documentation of charges before making any payments, as they seem to have a tendency to inflate costs. I am currently exploring legal options to address these injustices and would advise anyone considering renting through Monolith Estates to think twice. Their ************ business practices and blatant disregard for tenant rights make them an agency to avoid at all costs. Do not trust them, and do not rent through them. You have been warned.

These people are pathetic and rob people!!! We currently live in a complex named Greenfield Eco Estate, situated in Kelvin, Sandton. For the past year we have been asking for assistance with our electricity meter. When purchasing electricity for R100, we receive a total of 4 Units. I had contacted Eskom and they had stated that we are being overcharged. I had contacted Monolith, spoken to a guy by the name of Michael Bezuidenhout, who is an agent for the property, he is absolutely rude and had stated that if we are complaining, he will switch off the geyser and we must have a cold bath. He then stated that the trustees took it upon themselves to make a decision to pick up the rates to cover up costs for the estate. We cannot be paying R100 for 4 Units of electricity!!! And we cannot be paying for recoverable costs!!!!!

The worst agent to deal with. They are unprofessional and refuse to assist. From the time you pay your deposit you will have endless issues. The day you decide to leave they will never pay you back your deposit. They deducted money for fair wear and tear painting because the landlord didnt want to pay for it. I was living there for 7 years. No damages. They never maintain the property but now want me to pay for something the landlord is responsible for. The managing director was rude and abrupt and refused to assist. I have resorted to reporting the company to the housing tribunal to get this resolved.

I rented a flat from ASHRAFUL AID in Buccleuch at the Gibson Eco Estate. After occupation I shared a snag list with considerable issues (incl. pictures): mold, bad smell and ants. After numerous complaints, two months down the line, issues were attended to. I chose not to extend my lease after a year and apparently I damaged the flat and flat get repainted every time when a tenant vacate the premises as per lease signed. “how come the mold were missed?”. No problem, I asked please compare snag list and exit inspection; advise where on the lease it is mentioned that the flat get painted as tenant vacate (even if the wall is identical to the entry inspection). Failed to get an answer after multiple attempts. ASHRAFUL AID with no shame referred me to Monolith Estates (Pty) Ltd, their agent, and Monolith Estates (Pty) Ltd replied with blatant arrogance. Simply said we take money if a flat has damages. Asked for proof, no one bothered to reply, no explanation. I paid rent straight to ASHRAFUL. zero late payment. Lived in despicable conditions in the first months. I have been robbed by an International humanitarian organization : Ashraful Aid. After all every soul has to survive, no matter the price Email : finance@ashrafulaid.org info@ashrafulaid.org michael@monolithestates.co.za
