Information gets withheld (ie not told property in the market, prepaid meter has weekly fee), then you not get full notice to vocate (2 months as per contract), issues reported (eg lighting in bathroom, tap in kitchen, railings not replaced) not addressed at all.

I have been a tenant with Smile Properties for over 8 years, consistently paying rent on time and maintaining my tenancy responsibly. Despite this long-standing relationship, I have repeatedly been treated with a lack of professionalism and care by their management. Whenever there is a yearly rental increase or an adjustment to the deposit amount, Smile Properties does not initiate any open dialogue or communication to discuss the changes. Instead, I immediately receive a letter of demand, often threatening that I have only 7 days to comply or the sheriff of the court will repossess my belongings. There is no phone call, no courtesy email, no attempt to engage in a reasonable conversation — just threats and legal pressure. This approach is not only extremely distressing, but also shows a complete disregard for tenants who have been with them for many years. After reading numerous similar reviews, it's clear that this is not an isolated case. Something needs to be done to address this kind of intimidating and uncaring property management. Tenants deserve better — especially those who have shown loyalty and reliability over the years

Well, here we are. We become the latest victims of Smile Property Group's mismanagement and devious business ethics. We rented a property through Smile Property Group for 3 years. Ursula, the agent, was great but that's where it stops. When we moved in 3 years ago, the townhouse was dirty, kitchen cupboards were broken, tiles were broken or cracked, the oven door didn't close, walls were dirty and full of kokie marks, lights weren't working, not all the doors had a key, the balustrades were dirty and even broken, garage door didn't lock and the backdoor security gate also didn't lock as the key was broken and never replaced. We obviously took photos of everything and sent it to the agent for record purposes. We made a full and comprehensive list of things that needed attention which were just blatantly ignored. Eventually after a few months, they came and fixed and painted the balutrades and fixed a leaking toilet and that was it. Every year we had to sign a contract extension and the rental amount and deposit increased which was understandable but when we brought up the maintenance, it was ignored. This went on for 3 years. After making threats of doing the maintenance ourselves and deducting it from the rent, they finally sent someone in January 2025 to tile the kitchen, replace a light, fix the garage door and fix the backdoor security gate. Again, that was it. Not too mention that their selected contractor damaged our personal property because they decided to cut tiles inside the kitchen instead of outside and also broke out the existing tiles without at least covering any of our property with tarps. Eventually we decided to move out at the end of April 2025 due to relocation. We were informed that the deposit would become payable after 14 working days of the post-occupation inspection taking place and us moving out. Now this is where the fun starts... A month after moving out we have only received an email from Smile Property Group now (after we had to follow up about the deposit and the interest earned) to inform us that we wont be getting back any deposit or interest. They are billing us R4200 to paint a wall which was never painted before we moved in. They are billing us to replace globes which have never worked, they are billing us for lock replacements and keys which we never had, they are billing us for fuel costs (God only knows why we need to pay their fuel), they are billing us for utilities for May when we had already moved out in April and we were on prepaid electricity but billing us R750 for water when we were averaging R300 per month over 3 years. They are coming up with anything and everything to ensure that the deposit and interest is used up. We actually made contact with the tenant who lived in the unit before us and they did exactly the same to here. They charged her a boatload of money to paint the unit but it wasn't even painted before we moved in so either they pocket the money or the owner of the property does. Smile Property Group has no business ethics and are *****, to say the least. We will not be letting this go and have also reported them to the Rental Housing Tribunal. Avoid them at ALL costs!

after a long communication with Dries's staff, they went silent. La-Roschelle Duplessis who told us to communicate on emails only went silent. now Dries who is the principal is coming back to us wanting an evidence of communication. I told him to go through he email trails, then he refused. i am now lodging a complain with the PPRA and EAAB to get my deposit. NEVER USE THIS COMPANY. RUN AWAY.

We recently moved out and were disappointed by their lack of professionalism and fairness regarding the security deposit. Despite the documented evidence of the property's condition upon move-in, Smile Properties disregarded it and focused solely on their incomplete records. They charged us an unreasonable sum for repainting dirty marks on the walls, even for minor imperfections. Smile Properties was unresponsive to emails and inquiries, making it difficult to resolve issues. Additionally, despite our best efforts, they were unwilling to find a fair middle ground regarding the security deposit deductions. They send amounts on the emails instead of proper invoices. their email maintenance1@smileproperty.co.za never worked. they don't even respond to their emails. Furthermore, the they don't have documents for entry inspection and exit inspection because they were listing things which were not there on the entry inspection. I requested quotes, which they failed to provide and the new owner of the property was told to paint the house while they took my deposit. DONT EVER TRY TO USE THIS *** AGENCY.

Smiles Property deserves a zero star. It’s a nightmare leasing with them. The property is filthy, infested with ****roaches, the cupboards are falling apart, the doors can’t even lock - they had been promising to send maintenance for almost a month now. When you move out they will keep all the deposit and come up with a ridiculous fees for minor repairs. You will be charged R3950 for repainting a spot on a wall. I would never recommend anyone to rent out with Smiles property.

Smiles Property deserves a zero star. It’s a nightmare leasing with them. Unprofessional. They bully tenants and Dries is so unprofessional and ******. He hang up on me and would not admit his wrong after finding out he was wrong. It was horrible experience that i ever experience
