I was an employee of Property.CoZa, linked to Smit & Booysen. I've been speaking to SARS about my tax refund for 2023 to which they said my paye was never paid to them so therefore no refund due to me. I've been emailing this company now for almost 2 months and they are not coming back to me. I was told to go to SAPS and open a ***** case of which I will have to do if this is not sorted out soon.

I experienced the most unprofessional service ever in appointing Smith & Booysen Attorneys to do the bond transfer when selling my house. There were so many delays caused by Smith and Booysen and I am still unsure if I received the correct settlement from Smith & Booysen attorneys when selling my property. Worst of all I paid more than R35000 in there account in November 2020 and when I called the Municipality "Ekurhuleni" Customer Service line I was informed the account was never closed, there was not a Clearance Certificate issued and my account has been handed over to debt collectors as I owe more than R6000 on my Ekuhuleni account that should of been settled by Smith & Booysen Attorneys. Such unethical business, they do not answer my emails or return my calls

Where To start or begin. How does one wrap up a year's long frustration of lies and deceit. From been pushed from pillar to post, As a first time home buyer, i prayer and wish the no-one in the greater public ever has to endure what we had to or experience such putrid or rubbish service. The dictionary don't have enough words to express our heartfelt disappointment. The matter at hand: The whole process was flawed to begin with. Property was listed under false pretences. If the Seller and agent where open and honest from the beginning, my wife and I would not have pursued this property. The agent claims , the seller withheld information from her. So now it is a she said, she said ping pong game or battle between the seller and the agent. The estate agent has since resigned from the company propertycoza.co.za which is owned by Smith and Booysen Attorneys. The estate agent's Manager refuses to further assist, no-one has made contact or any arrangements to re-assure us that the matter is being looked into , no new estate agent has been assigned to the property. i Have engaged in lengthy email in February , i still wasn't happy with the overall experience, i escalated the matter again in April So whom takes ownership of a situation like this ,if the agent is none responsive, her direct line manager refuses to assist. i have sent numerous emails, made thousands of calls, which all falls onto deaf ears . The property is a deceased estate. The tenant or back yard dweller is removing to vacate until they receive their portion of the proceeds of the sale of the property. The family dispute has nothing to do with the sale of the property. My wife and I feel cheated as this family dispute about the affairs of the property and the Will should have been dealt with long before the property was even listed on Propertycoza ref: MAT5806 On the Day of the Viewing and the Signing of the OTP we asked the Estate agent numerous times to be truthful about the tenant, her words were and quote " Don't worry sir, that is the sellers brother , he is only looking after the place in the interim while the property transfer is being processed, when the property is sold he is moving with her !" According to the OTP, the property was to be registered in February 2021 already. there was no mention of any dispute between family and tenant refuses to vacate the property. Smith and Booysen were very happy to hound me down like a dog , when it came to paying my portion, now that they are in possession of my hard earned blood and seat , years of savings to afford a first time property purchase. Who is going to compensate me for a year’s pain and suffering that they caused us. Are we at very least going to be reimbursed our transfer fees and cost as a sign of good will ? Are we going to get the interest back from our deposit we had to pay that is vesting in Smit and Booysen's bank account? The Conveyancer's have since referred the matter to the Eviction attorneys, with more delays and stumbling blocks, none responsive, ignore emails and phone calls. To the general public, or anyone that has knowledge of suck cases, what grounds do my wife and i have , how can this be the norm with property purchases. No one seems to want to take ownership or accountability ? Where can we report such unethical behaviour to ? What Ombudsman or body does the Estate agents report to as well as the conveyancers? It is now November 2021 a full year since we signed the OTP, we are still renting without knowing when this will be resolved or when we can finally move into our first property as new home owners? Horrible services from the whole lot , i don't know how they are still in business if all their customers are treated in this manner. Eventually got hold of the Co-owner Frikkie Booysen whom assured me he would come down to Cape Town this week to sort out this mess, it’s now Friday, the week has ended and still no update or reply or phone call. More broken or empty promises , When i contacted the Seller , she claims no-one has made any arrangements with her for any meeting to resolve this , so where do my wife and i stand now , what can we do? The matter has been sitting idling since April with the Eviction attorneys, which should not have been here in the first place if certain people did their work properly. They are blaming the Seller for not supplying them all the correct information. The seller is blaming them for dragging their feet. We are left stuck in the middle , all packed and ready to move but our lives are being held Ransom due to negligence and dragged further into the mud. However, it would appear that they have not yet attended to the application as they are trying research the matter at hand. Once the occupant has vacated the premises extended rates clearance figures will be requested.

In dealing with house registration, I can recommend Sanette Schoeman from Smit & Booysen Attorneys. <br> <br> Not only was she very friendly, but also offered exceptional advice and service registering our new property. Sanette remained in touch and updated us throughout the procedure. <br> <br> She is one of the few people that goes the extra mile to serve her clients. I was approved for a home loan in October 2013. I had signed all the necessary documents and paid the transferring cost, but the property is still not registered in my name. A year after (October 2014) I moved into the flat with the arrangement of paying occupational rent with the agency (Jack Russell Estate). I contact them each and every month to find out about the progress, I am always promised that this case will be put to rest in a weeks time e.g. 3 weeks if not sent from pillar to post. Sometimes when I call the conveyancer she gives me attitude.<br> <br> When the bank finally lodged in November 2014 I discovered that the electrical compliance certificate issued was invalid, due to the fact that what was recorded there was false as there were still electrical faults needed some attention then. I told the bank attorney to freeze the process until they resolve the matter. The rest is history.<br> <br> Now when ever I ask progress from the conveyancer she always brings that up
