I made a booking and paid in full to Zimbali Bookings for 1 A Balata for a stay in on 8th January 2026 out on 12th January 2026. On the 2nd of January I received a whatsup from Zimbali bookings stating they will not be honouring this booking and I should change my dates or get On the 6th of January Zimabli bookings responded to my request for my refund stating The owner made the payment on Sunday; however, when I checked yesterday, it had not yet cleared. I will wait for confirmation from the accounts team today. If it has cleared, I will send through your details for the refund and will share the proof of payment with you.Pearl Mthimkhulu Today is the 30th and I have not been able to get hold of Zimabli Bookingsneither have I been refunded. This is the message received on the 2nd of JAN Good day Ishana, I hope you are well, and Happy New Year 🌸 I wanted to update you regarding the villa you booked, 1A Balata. Unfortunately, we’ve been experiencing ongoing challenges with the owner, and the condition of the house has deteriorated more than expected. We initially believed the necessary fixes would be resolved, but this has not happened. You’ve paid a significant amount for your accommodation, and I would hate for you to arrive and have a disappointing or stressful experience. For this reason, we’ve decided to temporarily remove this property from our listings until the owner resolves both the maintenance issues and overall management of the house. Your Options To make this as easy as possible for you, we’d like to offer you two options: Option 1: Full Refund We can refund your full amount should you prefer not to proceed. Option 2: Alternative Villa (Same Rate to You) The only villa we currently have available for your dates (as most others only become available from the 11th) is: Phezulu Villas 2 – Zimbali Estate 8 Guests | 4 Bedrooms | 4 Bathrooms Please note that this villa is normally priced higher. However, if you’re happy to proceed with this option, we will use your damage protection amount to cover the difference, meaning you will pay no extra cost. We won’t earn any commission on this booking, but given the inconvenience caused to you, we feel it’s the right thing to do and want to assist as best we can. My family and I stayed at a villa in Zimbali. The booking process went well. However during our stay the shower door shattered whilst my husband was in the shower. He was injured quite badly. We noticed that the hinge was corroded, hence it could have caused the door to fall off and shatter. Zimbali security was very efficient and attended to him. The door was not replaced during our week stay, and we overlooked this. We did not even take this matter up, which we could stating it was an accident. After checking out I requested for a refund and to date got no joy. It's over 2 months and I got no joy. I had to pay an additional 550 for a quick and smooth refund into my bank. I have been quering with Zimbali bookings, they have taken my booking number, then cut off my call and seem to decline further calls from me. They also refuse to respond to emails. I have stayed at many accomodations and never experienced this. i am beyond disappointed

One of their employees Joel Fourie (fouriejoel99@gmail.com) ****med me with concert tickets so I would be very careful in my dealings with Zimbali Bookings as is also evident below. Once a ****mer, a lier and *****, always dishonest and not to be trusted

The worst business you could ever book with. Everything was perfectly fine and efficient through the initial booking process and stay at the house. After checkout is where the problems started. They mailed me 3 days later after another booking had stayed and I had checked out to let me know there were breakages that I would be responsible to pay for. They couldn’t give me proof when inspection had taken place or if there was a possibility that the cleaner on site or the guests that arrived after us could’ve broken the dishes. They also refused to take my calls or emails regarding the matter. Getting the remainder of the breakage deposit was an issue too with continuous emails and calls to them. Almost felt like I was being ****med. They don’t have an office address and won’t let you know where they are based over the phone. The manager Shanna does not have basic customer service. I would not book with them again and definitely would not recommend anyone else to.

THEY ARE NOT WORTH THE HEADACHE PURE ****MERS. WE STAYED AT 7 LEMONWOOD ZIMBALI ESTATE. DONT BOOK THROUGH THEM!!! WE HAD DAMAGES WHICH WE PAID BEFORE LEAVING 13K WAS SENT TO THEM Shanna one of the people there assured me that I would still get my refund as I requested they deduct the 5k from the 13k. I've got this all on email. They are *****s!!!

I have been trying to obtain a refund for a booking at the Capital Zimbali for over a month. After initial confusion/ineptitude of booking agents not even being able to trace the payment, I was assured it would be paid before the 15th. Now I do not even get a response to my queries. Where is the customer services manager or someone that can explain why you are refusing to refund me? Is your reservations agent - Muhammad Sheik - deliberately ignoring my calls and emails. Someone needs to make a plan and take responsibility.

I have been trying to obtain a refund for a booking at the Capital Zimbali for over a month. After initial confusion/ineptitude of booking agents not even being able to trace the payment, I was assured it would be paid before the 15th. Now I do not even get a response to my queries. My experience with this company had been great up until they were required to return my deposit. When requesting this I was short-changed with no reasons provided. I attempted to contact them and all emails were ignored. Upon calling them directly they informed me that the reason why I was short-changed is that we received a traffic fine (which we paid directly to Zimbali, and the proof was shown), and because we added another name to our guest list. We had booked a 6 sleeper, and only had 4 people originally registered. We queried Zimbali Bookings about how to get a guest into the Estate and they mentioned we can just add them to our booking since we had 2 available spots. No mention was made as to a hidden cost that would be incurred. I find the manner in which they dealt with the deposit unethical and corrupt. Applying charges without informing the consumer and refusing to respond to any communications. I will not be doing business with them going forward and will make sure I no longer reccomend them to anyone else.
