Afhco Property Management
Based on recent customer reviews, Afhco Property Management faces severe and systemic customer experience failures across virtually every dimension of its operations. Tenants consistently describe unreturned deposits, ignored maintenance requests, aggressive electricity disconnections, and deeply unresponsive communication. The overwhelming majority of reviews express frustration, distress, and regret, painting a picture of a company that tenants feel profits from neglect and exploits the landlord-tenant power imbalance.

I have had the worst experience with AFHCO Property Management. I was a tenant at Calderwood Lifestyle estate. When I moved in I did an inspection report with the building manager and same happened when I moved out. The building manager stated the things that I had to fix/charged for fixing. There were damages that existed when I moved and that was noted down. I received my move out report and they charged me for cracked tiles that were already cracked before I moved in and they also charged for cleaning of the unit. The building manager explained to Peter Hlongwane and Salome Mokoena that they should not charge me for those things as the I found the tiles broken, and the unit was cleaned when I moved out. He requested that they refund me the amount charged. I followed up with an email asking if anyone is actioning my request. It's been almost 2 weeks sending emails to the customer support email as well as Peter Hlongwane and Salome Mokoena. None of them have gotten back to me. Let alone acknowledge the receipt of my email. They seem to have ignored the email from the building manager and the email that I sent. I've requested for the the statement to be reviewed and rectified.

I am writing to express my deep concern and disappointment regarding the treatment I have received from AFCHO. Despite paying my rent on time every month (I am paid on the 25th), my electricity meter has been blocked and the property locked without any prior notice. This situation has created a severe hardship for my child and me. I have a five-year-old who now cannot eat or properly prepare for school, and this issue has been ongoing — the meter was even blocked during Christmas of 2025, and my children and I were left without electricity on Christmas Day. Every month is a battle despite me trying to make payment arrangements and emailing and so forth. I wouldn't recommend anyone to rent from this property management

I am extremely disappointed and frustrated with the way Afcho Property Management has handled my move-out process. I stayed in their accommodation for three years and during that entire period I never missed a single payment. I was a loyal and responsible tenant who respected the property and fulfilled all my financial obligations. However, after moving out, Afcho has refused to return my deposit and is now claiming that I owe them money because of “dirty walls.” This is completely unfair because when I moved into the room, the walls were already dirty. I raised this issue before and was told that the room would be painted, but in the entire three years that I stayed there, the room was never painted. Now they are attempting to hold me responsible for something that existed before I moved in, which is very disappointing and unjust. After being a tenant in good standing for three years, I expected fair treatment and professionalism. I feel taken advantage of as a tenant, and this experience has left me extremely dissatisfied with Afcho Property Management. Based on how this situation has been handled, I would not recommend them to anyone looking for accommodation. I hope Afcho reviews this matter and resolves it fairly.

Unfair treatment of long-term tenant and invasion of privacy – Afhco Properties Complaint I would like to raise a serious complaint regarding how Afhco Properties has handled the sale of the apartment I am currently renting. I have been renting my flat at Afhco Jabulani Mews since 2018, which means I have been a loyal tenant for almost 8–9 years. During this time I have always respected my responsibilities as a tenant. Around November last year, Afhco Properties informed tenants that the properties were now available for rent-to-buy opportunities, which had not been offered before. I showed interest in purchasing the property and started the process. However, what has been happening since then has been extremely frustrating and unfair. Firstly, agents from Afco Properties continuously bring potential buyers to view the property while we are still living in it. They frequently request access to take photos and bring banks and other people to inspect the apartment. This has felt like a serious invasion of our privacy, as strangers are constantly entering our home. Secondly, I have now been informed that the apartment I am currently living in has already been sold to another buyer, even though I am still living there and was also interested in buying. The most concerning part is that on 11 March I received a letter informing me that I must vacate the property by the end of April. This gives me only about a month and a half to move out, which is completely unreasonable considering that: I have lived in the property for almost 9 years I have children who will be affected and may need new schooling arrangements I work full time and finding suitable accommodation takes time I was in the process of trying to buy the property myself It is extremely disappointing that Afco Properties did not handle this process in a fair and respectful way towards long-term tenants. There are also other vacant units available, yet the unit with an existing tenant was sold without proper consideration for the tenant’s situation. At the very least, tenants who have lived in the property for many years should be given reasonable notice (at least 3 months) to find alternative accommodation. I would like Afco Properties to explain: Why the property was sold while I was still occupying it and interested in purchasing it Why tenants are subjected to repeated property viewings and photos while still living there Why such short notice was given for vacating the property This situation has caused unnecessary stress for my family. I hope Afhco Properties will respond and handle this matter fairly.

I have had no power for 2 days going on 3. This due to some refresh that needs to happen. I have called AFHCO service provider BXC meters on this for two days and they keep on saying they will send someone over. No support at all received from AFHCO except being told to call the service provider.

I have been staying at Highveld View Estate in Witbank since 2024 and recently moved out. I have been waiting for my deposit the entire month of February and have done several follow ups, to-date no response has been received. I am not sure how they conduct their business and how they deal with tenants. I would appreciate assistance from management urgently

Afhco is the worst property management ever! I have been waiting for my deposit refund and when I follow up with them, they give me the run around. I have sent several follow up emails with no luck. According to the contract I sign, I am supposed to received my refund within 21 days after moving out. Nobody has reached out to let alone take the initiative to respond to my emails.

Based on recent customer reviews, this business delivers a consistently strong customer experience anchored by outstanding agent quality and rapid communication. Customers frequently name individual consultants and praise their friendliness, patience, and professionalism. Recurring praise is given to claims and roadside assistance, though a vocal minority report frustrating delays, rejected claims, and poor transparency around premium increases.
This business's biggest strength, according to Hellopeter's AI analysis, is Agent Quality & Customer Care. Named consultants are praised repeatedly for patience, friendliness, and going above and beyond. Words like 'amazing,' 'star,' and 'gem' appear frequently, reflecting genuinely caring human interactions.
The most common complaint, based on Hellopeter's AI analysis of recent customer reviews, is Pricing, Premiums & Transparency. Customers appreciate premium reductions upon request but complain about unexplained annual increases, hidden excess charges, and debits continuing after cancellation. Transparency at policy inception is a recurring gap.
