To Whom It May Concern at Pellegrino Complex Management, I would like to bring several serious concerns to your attention, as I believe it is important that these issues are addressed and improvements are made for the safety and well-being of tenants. Security at the Gates Pellegrino is marketed as a secure complex, yet the entrance gate often stands open. This creates a serious safety risk, as residents expect to feel protected when entering or leaving the premises. Children Unsupervised When moving in, we were asked if we had any problems with children. Initially, we did not — however, ongoing issues have arisen. Children are frequently unsupervised, kicking ***** against vehicles, running through garden spaces, using water guns and BB guns, and screaming. The contract clearly states children should be supervised, yet when parents are approached about damages, they fail to take responsibility. Theft of Washing A year after moving in, all my washing was ****** from outside. When reported, the response was that tenants should return the washing. In reality, it was more likely intruders jumping the fence. No preventative measures (such as spikes or improved barriers) were implemented. To make matters worse, washing lines are always full, and tenants are fined for drying clothes on their porches. Break-in and Vehicle Theft One of the most distressing incidents occurred when the main gate was not functioning. ******* used a crowbar to force open our windows, entered through the back door, traumatized my cat, and stole my vehicle. The vehicle was last seen at the complex gate. Despite police involvement and a report being filed, the response from management was simply that a sign states they are “not liable for theft.” If the gate had been working, this theft might have been prevented. If ground-floor units were equipped with burglar bars, entry would have been more difficult. Our broken windows took three months to be replaced, during which time we felt unsafe. We had to repair the back door ourselves. This incident left me with a loss of my vehicle and a R45,000 debt to the bank. Condition of the Units On moving in, the unit was not cleaned properly. It was infested with ****roaches and flies. Paint wipes off when cleaning walls, doors do not close properly, and the constant dust from passing trains worsens the living conditions. Final Remarks This has been the most unpleasant living experience I have ever had. From lack of security, theft, and neglect of tenant concerns, to poor maintenance and safety standards — I would rate this complex 0 stars. I cannot recommend Pellegrino to anyone !

Ah, the Amari ****roaches are back at it—buzzing around doing the bare minimum to improve conditions for actual property owners in Buhrein, while doubling down on fines and, disturbingly, violating personal privacy. I just watched one of their so-called "inspectors" stroll casually onto private property, peering over walls like it’s some kind of game. Last time I checked, trespassing and surveillance without consent isn’t just *********—it’s *******. If their focus was even slightly on community value instead of petty control, we might actually see progress. But like always ,owners are the problems and like always they would literally go out of their way to collect their R165 admin fee. Which also makes no sense under any circumstances, paying money for a notice is borderline theft.

Lovely estate, HORRIBLE management company. Amari, the bane of each and every residents existence in Buh-rein. The only company that will after 10 or 5 or whatever time they deem fit, decide to change the rules on the fly costing all the residents thousands. E.g., deciding placement of aircon units need to change, but never mind people that have been residing for 10 years in properties and now need to move things because Amari decided. Literally 20x worse than the ANC and 50x more useless. If ANYTHING should change in Buh-Rein , its Amari .

Lovely estate, HORRIBLE management company. Amari, the bane of each and every residents existence in Buh-rein. The only company that will after 10 or 5 or whatever time they deem fit, decide to change the rules on the fly costing all the residents thousands. E.g., deciding placement of aircon units need to change, but never mind people that have been residing for 10 years in properties and now need to move things because Amari decided. Literally 20x worse than the ANC and 50x more useless. If ANYTHING should change in Buh-Rein , its Amari .

To anyone considering Buh Rein, either to buy or to rent, I think it's important to understand the level of service delivery available. Within the complexes, the security gates are broken more often than they work. There are wasp nests all over the complexes, with the property managers stating that they will address them, but then not doing anything about it for months and months on end. They have dedicated dumping sites right next to complexes, creating swarms of insects, rodents, and snakes. Increasing the risk of being bitten, or even serious disease - let alone the hideous eye sores residents are subjected to. A child just died in the swimming pool over December and there is absolutely no desire to even entertain the prospect of having lifeguards or some sort of security overlooking the pool when it is being used. I urge anyone considering buying here to genuinely reconsider until the concerns of residents are once again taken seriously by the property managers

They’re very quick when it comes to money but managing the estates is their last priority. There is laundry theft which I’ve reported and they took 3 whole weeks to respond to the email, that is their best action. I find it very difficult to understand why they’re not competitive or responsive to customer needs. We lose items frequently and i personally don’t feel safe anymore because I don’t know if my clothes aren’t going to be ******.

i stay in riverside lofts , iv moved in last year Aug/Sept and i cannot wait to sell my flat dealing with this managing agent has been the worse experienced i have had as an owner as they do very little in trying to resolve matters and could not care less last year i notified them about a water leak in my parking bay after numerous emails back and forth this was not resolved all they said that is they will get back to me this year i bring it up again to their attention because now its winter and they will be able to see proof of the leak - as previously they said that the plumber saw no leak beside a leak in a drip tray - dont ask me where that drip tray is i have sent pictures and now they have said they await the trustees feedback of the plan to fix this leak - keep in mind this is the ****** second time i have brought it to their attention the latest issue is a geyser burst i notify them that they need to put in a claim to have the geyser replaced ,sent pictures ect ... this gets forward to facility manager Mark Powell an email gets sent to me with a policy number saying " i the owner " needs to put in the claim - keep in mind the policy is not in my name i aske for the contact number as they dont mention the company name and the number thats in the email is blurred out - the Reply from Mark Powel " the contact number as per previous email " this is the type of attitude and respect a facility manager has nothing else gets explained to me its just that i , the owner must put in a claim Friday 26 May i get hold of the insurance company and put in the claim, they cannot do anything until access of 1500 rand is paid - keep it mind this geyser is burst , every time the geyser is put on it leaks, water is coming through the opening in the ceiling now can someone explain to me why there is a managing agent and what are their responsibilities / duties to owners / tenants ? i will be taking this matter as far as possible because i will not tolerate this poor service , paying an exorbitant levy for this kind of ******** and arrogant service

Amari sent me a an invoice for a admin fee after they sent me a warning because the head of my mop was visible on my balcony from the greenbelt next to my apartment block. I really dont mind paying your measly R165 admin fee (The fact that you ask an admin fee for something that is clearly part of your responsibilities in the first place says plently about what kind of organization you are.) I do however have a problem with the hypocrisy your orgination displays. My balcony is neat and clean. My chairs are wiped down, I even have colorfull neat throw pillows on them, I have a little white table in between them with a beautifull plant on and an adorable little watering can from woolies. My balcony looks inviting and neat. My mop didint hang over the railings or just lay about. It was put neatly in the back corner of my balcony to dry out. (Do you honestly expect me to keep my wet mop inside where it can get mould etc?) While this neat, tidy, clean balcony bothered you so much to issue a warning there are plenty of other much worse issues at the estate that you choose to ignore... Most of the other balconies have warn down broken furniture with dead plants and dirty sliding doors. That looks much worse for the "aesthetic" than my neat balcony with a mop in the corner. Yet "broken furniture" is not apart of your rules and regulations. It seems to me you are more concerned with the exact words on your rules and regulations document than actually being concerned with how much your logic makes sense. The whole point of these rediculous rules are to mantain a certain standard to uphold the body corporates asset values or so you claim on your warning, yet how does a simple mop placed in a neat way that only shows that someone actually lives there warrent low standards but it is ok for your balcony or back garden to look like a s**** heap? Oh yes there are baclonies and gardens that look much more unspleasing with old boxes wet from the rain, old pots with food in them attracting maggots and flies. This morning when I looked out my window there was cat **** on the pillar of the boundary wall and in the drain as I went down the stairs. Thats low standards, not a mop on a balcony. Lets also not forget the plethora of other things that you clearly cant bother to fix: Lets talk about the fact that you have no non-slip strips installed on your tiles staircase and hallway floors (I have almost fell a number of times). Lets talk about the fact that those stairs and hallways never gets swepped or mopped or the railings sanatized? If they do they definitely dont do a good job of it. I did see a cleaner this morning, however her tools were a broken bucket a 2 litre coke bottle with sunlight in and a few way past due date rags. (Not very High Standard if you ask me.) Lets also talk about the two broken down, cars standing in the visitors parking accross from my parking space. Lets also talk about all the moss growing inbetween the paving of the entire parking lot. If thats not enough lets talk about the ****phobic ramblings coming from my neighbors while they are visibily drunk wth their "back" garden facing the entire parking lot or the domestic violence in the flat below me with broken plates at 3 in the morning. What is even worse is that plently tenants got the same type of warning this month. So either a really bored tenant was walking around specifically looking for things to report or a much more likely awnser is that Amari is so money hungry, and petty I might add, that they send one of their staff to take time out of his/her day to go and take photos of poeples balconies just so you can make an extra buck on the admin and warning fees. It is very clear that your intentions are not at all to uphold the standard of the estate or to create a harmounious environment but rather to use every chance you can to make an extra buck. Well done Amari for being the stereotypical definition of a body corporate.

Good Day, I am querying the fact that i am being charged for a handset from Amobia. I am being charged R165 for something that i am not making use of. I was told on handover that it needs to be given to all occupants and need to sign for it. I queried this with Amari, response is Owners are paying for the availability of the infrastructure (irrespective of making use of it or not) and as per the below clause in yellow, it is mandatory and therefore cannot be removed from a levy statement. How do you pay for something when you not told prior of this, if i had known i would not have signed for something that is just sitting in its box collecting dust. This is daylight robbery to be charged for something you do not use.
