Where should I even begin? Primo properties utterly fails to run and manage it's apartments specifically the ones situated in 489 Johannes Ramokhoase Street. THERE IS NO PEACE AND ORDER AT ALL!! The place is mostly dirty, service is bad and any maintenance that I reported for more than 3 years has never been fixed even today. Primo properties buy cheap pipes which lead to constant bursting and flooding of water in apartments which occurs monthly. They just don't care at all. More than 2 weeks has passed since I left and ****** Primo Properties has not even to do a post/exist-inspection so that my deposit is released. And I know, they gonna try and use my deposit to fix things I had reported within a period of six years to their 100 caretakers who could not fix a damn thing. Wow, STAY A PRIMO PROPERTY AT YOUR OWN RISK.

For three months, I have been unsuccessfully attempting to resolve a persistent issue with my shower floor. Despite repeated assurances from employee Zee, the problem remains unresolved. My concerns are not being addressed seriously, forcing me to use a bucket for bathing while rent payments remain current. Given Primo's size and resources, I am confident a resolution is achievable with appropriate attention to this matter.

The Worst Property company I have experienced in Many years. Erika who is a commercial property manager is actually the worst of them all. We received a notice to vacate our shop on the 2nd of September 2024 because the woolies at the shopping centre would like to expand. It was a very sad and unexpected news. We have finally found a new place to move to on the 1st of October and I informed Erika about this, she told me we cant leave because we need to stay in the shop until the 31st of October 2024 because the landlord out of his Goodwill decided to let us stay for 2 months to find a place instead of the 1 month notice stated in the contract. I never agreed to the landlord's Goodwill. Erika is now telling me i still can't leave though I have found a new place because the landlord said I should stay for 2 months. All she is trying to do is to find a way to ***** my deposit. This is pure thievery from Erika and primo properties.

So these ********s have taken over the management of our body corporate. For +- 3 months I have not recieved a statement of account, also the previous management company embezzled, thus the change of property management. So the first invoice I recieve from these ****s are shortly followed by a letter from laywers and their idle threats...now I have made arrangements to pay off the 3 months levies, which they accepted on the 19th of June 2024...they then proceeded to reneg their agreement on the arrangement and again threaten me with bull****...well, dear primo properties, I have my evidence and I will be proceeding to court if need be, then I will tie you up in litigation for years, if not decades.

Absolutely terrible. They have hijacked a co-owned property on the instruction of one owner when there are three. They have collected monies from the property and directed funds based on this single owners instruction, stealing from the other owners. They then try and legally impose themselves on their victims and threaten and intimidate. The service is extremely poor and one sided. BEWARE

Primo Properties been managing Cedar Hills Complex for 10yrs. On Wednesday 09 June 2021,City or Johannesburg disconnect electricity. According to the statements, the Complex owes CoJ R135,000 in arrears. We residents of Cedar Hills are taken from pillar to post by PRIMO PROPERTIES. Yet we remain without electricity. It is 7 days and nights without electricity. PRIMO PROPERTIES refuses to solve this issue.

I moved into one of their properties in December 2019. I notified them about a leaking roof problem. It's 2021 March 30 the issue is still not sorted. I've submitted countless emails proof and complains I guess I'm just another black kaffer who is not important to them but my money is. They charge me useless things like fire extinguisher rubble collection which never happens, I'm not sure why should a tenant be paying for that. I lost my sound equipment to the value of 86k as the result of this roof leak and that doesn't concern them. I would discourage anyone from using Primo Properties the above agency including properties belonging to a Mr Dhaya

I had an incident at home on 3 October 2020 that resulted in sewerage waste flowing out from my drain outside and from the inside pipe beneath my bathroom sink. Mine and my neighbours house was flooded with sewerage waste that belonged to an entire row of houses. I have been dealing with Siyabulela Nkachela from Primo. The plumber was only appointed to come out on the 29th October to assess the situation after me constantly following up with Siyabulela to do so. Since then I have been trying to get a hold of Siyabulela. He does not reply to any of my mails. I have contacted Berdien who is the Legal manager and she was very helpful in assisting me and letting me know that the trustees approval is outstanding hence body corporate not being able to proceed with repairing the sewer line. After obtaining approval from trustees this week Siyabulela is not giving us the way going forward. He choose to either ignore my emails or give vague responses that provides no relief to us. I was advised by my own private plumber that the incident will happen again if the sewer line is not repaired as this has happened to my neighbour on 3 occasions in the last 12 months. I am up to date on my levies and am very upset with the way this situation was handled. I do not feel that Siyabulela is a competent person that knows what he is doing. What is scary is that he has a title of Portfolio manager yet he does not even reply to email. He has intentionally delayed the process by 2 months and Im not sure why he has done so. I have requested that Berdien kindly allow someone else to take over with assisting us.
