My two-year tenancy at Sunbird Estate (Unit 205) managed by Targer Properties has been the worst rental experience of my life. If you are considering using this agency, be warned that your deposit is at risk and maintenance requests will be ignored. My major grievances include: Negligence: I was left without a functioning geyser for nearly two months. The agency dragged their feet, arguing with the owner and body corporate instead of resolving the emergency. Dishonest Billing: After my lease ended, I was suddenly billed an extra R2500 for "areas" that were never in my lease agreement, nor was I ever notified of these charges previously. Poor Communication: The office is impossible to reach. They actively hid communications regarding maintenance and misrepresented inspection reports to justify billing me for damages that were not my fault. Unprofessional Conduct: Dealing with the agent, Meryl Coetzer , was particularly difficult. She is deceptive, consistently fails to answer her phone, and does not respond to urgent communications. They will manipulate statements to keep your money. Save yourself the stress and financial loss—avoid Targer Properties.

I moved out of one unit into a unit i used to stay in same complex which is Erand court. I moved out on the 29th July 2025 the lease agreement states that the deposit will be refunded no later than 7 days after lease termination. They were supposed to do a recon but that was not done up to today. Today the property manager tells me about bank charges of R250 when paying out my refund which I am still fighting for. They had to fix our stove before we moved out so they need to deduct that amount from the deposit but there has been no movement ever since. She does not respond to messages you have to send multiple texts before you can even get a response this might even take a day

Targer Realty (pty) ltd (Unit 197 Erand Court in Midrand next to Vodacom) charging a penalty fee for asking to move out due to they're inconvenience. So this is how it happened, I went to view and I pointed out everything that needed to be fixed and replaced then the agent assured that all be fixed before I move in, then when the month end approach or a day before we moved in, the agent told me that I need to make a payment before she hand over the keys, she even said I should make a pay and clear because only after the money reflects then she can be able to do the hand over, I went on and made an immediate payment then she confirmed that the money is reflecting and then she came by to do the key hand over, when we got to the place nothing was fixed or replaced I asked why she said the landlord had a cash flow problem of which I did not understand why am I being inconvenienced because they had my deposit. The agent is aware of all this, she knows the place and saw how damaged/messed it is and we spoke about it, I sent an email two days after I moved in (I wanted to sent it the following day on Monday but she said I must wait for her to come to me with the feedback form her MD) what I am trying to say is I raised these concerns early within the 7 days period, but now I am being penalized for something that they could have prevented to happen? It was their responsibility to make sure that the place is in the good condition, this house was empty the whole month of July (the agent confirmed) meaning they had enough time to do whatever needed to be done now you telling that everything I’m complain about was not mentioned on the lease, so because their agent knew about it why did she not added/annotated it on the lease? Now their using it against me? And how was I supposed to know that nothing was fixed because she just asked me to make the payment then after she gave me the keys, I was under the impression that all was fixed and I trusted her because I dealt with her on the previous house. Some of the lights are not working, the burglar cannot be opened, the sliding door is broken, when you open it, it moves to another lane, the stove plug is pulled out from the wall, I am not even sure if we safe, the tiles holder in one of the bedroom is broken, the painting walls in the passage is pulling off, the curtain rails were loosen I had to tighten them, then the bathroom is a mess I cannot mention the items one by one I have the pictures, only if there was a platform to attach i would do so, IT NEED A REVAMP. Now they are imposing a penalty on me and I am forfeiting my deposit because I am moving out in other words according to them I must continue to stay here because I signed for the mess that I am at.

I approached Rae to rent the complex in December and the process was so smooth, quick responses, viewings, I was happy with the way things were being handled. During viewing, there was a broken window in one of the bedrooms and coakroaches issue which i immediately addressed. I was informed the window would be sorted before moving in. To my suprise I moved in and the window was still open, the place was dirty (dusty and cupboards filthy from ****roaches - i believe i missed this during inspection) i have ****roaches running from the bathroom to the bedrooms to the kitchen, I have requested fumigation but I can only wonder when i will get this service(that's if it will be possible in the current year) . I was told same day that a lady would be coming to clean the unit the same day of my moving (but nothing). I was then told by Rae to hire someone to clean and i would be reimbursed (that's already a problem because it is not my responsibility to clean the place, i should have moved in to a clean apartment in the very first place, now I'm given extra unnecessary admin, why did I pay R1300 of admin fees then?). Fine i rented someone and i was told i would be reimbursed latest Friday (2023/01/06). It's Monday today i decided to follow up with the property manager (Meryl) , the response shocked me really. The response is as follows : "So sorry my account is almost depleted, will discuss with my boss if refund is possible". So had I not followed up, i wasn't gonna be informed that my refund would be delayed. Secondly the text says "If possible" it should be possible, the company owes me money (what makes it impossible and how did it become my problem. ?). Back to the window (it's still not fixed to this day and it's roughly wrapped in loose Sellotape). I got sick, had to skip work and go to the doctor, cause the early nights it was raining and the rain was literally coming through the window, it was windy (it felt like i was sleeping outside). To top the list on the above, I have been following up on a mere copy of inspection letter that we completed the day I moved, according to Rae, inspection list is acceptable for the first 7 days, today is the 9th day (I've lost count on the number of follow ups I've made). I have received a shocking service from this company, I am so disappointed because the service I received from Rae before making payment is so different to the service e I received after making payment.This is not a home I had hoped for, constantly fighting like this to get proper service as if the service is free. So many concerns have risen from this event and it has taken away all the excitement i had in living in my new apartment. Targer Properties, should you respond, I know you will respond to protect the integrity of the business but please take responsibility /accountability and deliver decent service to your clients. I am not making these things up - I can provide proof If insisted, Screenshot, pictures, calls (its all there) ,I await the following : -Refund (asap please) -Fumigation of the place (too many ****roaches and this is not to be charged to my account, please refrain from bullying me) -Window fixing (Bedroom and guest bathroom) Luke said he would be here today (Monday) I'm not shocked he didn't come nor let me know he wouldn't come(wasting my time) -A mere copy of the inspection list so I can add things that are broken in that apartment - please also give me adequate time to do this(please don't tell me 7 days has elapsed, I have been following up).

My issue with Targer Realty is that there is no transparency in their dealings. I asked them to send me a trail of their conversations with the previous owner Mr George Coetzee to understand what the owner said about my deposit. They have not responded at all. The sale of the apartment was done during my stay at the apartment. The owner used another Agency to sell the apartment on his behalf. My question is why did he not use Targer Realty to facilitate the sale? It feels as though Targer Realty wants to scam me.

My issue with Targer Realty is that there is no transparency in their dealings. I asked them to send me a trail of their conversations with the previous owner Mr George Coetzee to understand what the owner said about my deposit. They have not responded at all. The sale of the apartment was done during my stay at the apartment. The owner used another Agency to sell the apartment on his behalf. My question is why did he not use Targer Realty to facilitate the sale? It feels as though Targer Realty wants to scam me.

I rented out an apartment through Targer Realty in Midrand in January 2020. Before occupying the apartment we raised the flaws we found in that unit. The agent from Target Realty said I must not worry about it and did not write all the flaws in the lease agreement. We then occupied the apartment and a few days after the lights in the main bedroom did not work. There were issues with the cables. We reported the issue but it was not resolved within reasonable time. We then reported other issues we picked up but they were never attended to. I then got discouraged to report more issues that I found. Later in the year the owner found new agents to sell his apartment that we occupied. A buyer was found and in January they were in the process of changing ownership. Since our contract was ending in January it did not interfere with these process due to us confirming that we will be leaving end of January 2021. An inspection was conducted by the Targer Realty agent and she said that we will get a resolution within 2 weeks. I patiently waited but they never got back to me after I started following up. I consistently followed up but only got a resolution today. They said they will only pay R891.92 out of the R6950 I gave as deposit. I would like the full amount given back to me due to the fact that the apartment that I occupied has been bought by new owners and it took Targer Realty more than 2 months for a resolution.
